Community «VINOGRADNYY»

The branch of home construction activity has shifted into field of building the modern housing estates with advanced infrastructure last years. Not only comfortable flats, but also trade centres, multystoried parkings and other objects intended to provide estate's inhabitants with different services, are located in the modern housing estates.
Housing estate ''Vinogradniy'' is situated in ecological region in Odessa, and it was build in order to provide its inhabitants with elite class dwelling in highly comfortable flats and lux class flats. Design and finishing in such flats are realised in line with European standard of multystoried apartments building. Developed infrastructure, closeness of all necessary organisations and agencies in region where ''Vinogradniy'' is located, provides inhabitants with high level socio-economic sphere.
Wide-range housing estates building by highly professional organisations helps to solve housing problem on governmental level.

ARCHITECTURAL SOLUTIONS

Dwelling house consists of 4 interconnected sections.
All sections are 14-stored. Offices are located on the first and second floors with separate entrance.
The communication between 1 and 2 floors is provided via interiot open stairs. Entrance to technical floors is provided via common non-smoke staircases. Basement floors have direct outside exits and are not interconnected with overhead floors. Apartments are refered to Class II as to the number of habitable rooms and the space. Apartments are provided with living accomodations and auxillary accomodations like kitchen, vestibule, bathroom, toilet. Apartments are rated: 1, 2 and 3-room apartments with the area from 36,15 to 87,55 square meters. The height of the floor is 3 meters.
The structural layout of the building - cast-in-situ reinforced concrete framing with beamless floor.
Piled foundations with 0,8 m thick monolithic grillage are provided. Piles are 15 m long and 0,35 х 0,35 m in profile (cut).
Cast-in-place walls of the basement are rigidly constrainted with columns and cast-in-place cores and form rigid support core, which excludes vertical longitudinal movement inside the framing of buildings.
The height of basement from the floor level to the bottom of the floor slab is 2,7 m. Exterior and interior walls and partitions are of foam concrete blocks and have the volume weight of 400 kg/m3, partitions in wet rooms are of Sort 75 red brick on the Sort 25 solution.
